There’s something about May in Philadelphia that never gets old.

The city opens up again—Rittenhouse Square, Society Hill, Fitler Square, Queen Village—and you can feel the energy. This spring market has been active, with strong interest across Center City and a real sense of momentum.

Working as a buyer agent specialist for over 20 years, my role has always been simple—I stay immersed in the market every day so my clients don’t have to. I track what’s coming, what’s shifting, what’s quietly available, and what hasn’t hit the market yet. I keep people aware so they can move at their own pace, with clarity and confidence.

A quick note of appreciation

Congratulations to my wonderful sellers at the Moravian in Society Hill. We recently closed on their bi-level condo, a beautiful space filled with natural light and river views. I was able to handle every step of the process for them, and I’m truly grateful for their trust. Kevin and Sue—thank you, and congratulations.

On a personal note

My family is doing well, and I’m grateful for that in a big way. My mom, Dale, is celebrating her 78th birthday this week. We’ll have everyone together—her children, grandchildren, and great-grandchildren—all in one place to celebrate her. It means everything.

My beautiful mom, from South Africa… I am who I am today because of her. Her strength, her tenacity, her enduring love and spirit—she is a true blessing in my life. I’m the oldest of eight—we grew up in Olney—and being at this stage of life, closer than ever with my mom and dad, able to be there for them and help in whatever way I can, is something I don’t take for granted.

I recently took my mom to New York City for a live taping of The View on ABC—her favorite show. We were lucky enough to sit right up front, and seeing how much she loved it meant everything to me. Lately I’ve also been spending time with her in her garden—planting flowers, seeds, just being together. It’s simple, but it means so much.

I’ve come to appreciate how life evolves, how things come full circle. It reminds me, in a quiet way, how fragile life can be—and how important it is to enjoy it while we can, to stay connected to the people we love, and to find meaning in the everyday moments.

Life is full. Life is beautiful.

Happy Mother’s Day, Mom—and happy birthday. I love you.

I also marked another year of sobriety this week—13 years now. It’s the best decision I’ve ever had the privilege to make. It’s given me clarity, perspective, and a deeper appreciation for life. I’m grateful to give back—sharing my story and offering support at various rehabs throughout the tri-state area. I don’t take any of it for granted.

The Housing Market Warms Up for Spring

After a slower-than-expected start to the year, the housing market appears to be regaining its footing. Harsh winter weather in the first quarter created temporary headwinds, limiting both buyer activity and new listings. However, those conditions didn’t diminish demand. They delayed it. As spring warms up, that pent-up demand is beginning to surface, positioning the market for a stronger and more active season.
